Start ExploringVoid periods are what cost landlords money, not the agency fee. We let properties quickly, to tenants who pay, and we handle the renewal before the notice window closes.
A property that sits empty for two months has already lost more than a year of agency fees. We price to the current market, get the listing live the same week, and pre-qualify every applicant on income, employment and rental history.
If you are renting rather than letting, the service works the other way round: we shortlist against your actual brief, negotiate the cheque structure, and make sure the Ejari and the handover inventory are done properly.

Priced against the RERA index and what comparable units in your building are actually achieving.
Income, employment, visa status and previous landlord references checked before we recommend an applicant.
Tenancy contract drawn up, cheques collected and Ejari registered so the tenancy is legally recognised.
We open the renewal conversation early, so you are never forced into a rushed decision at 90 days.
A dated, photographed inventory at move-in — the only thing that settles a deposit dispute at move-out.
Your tenant calls us, not you. Issues are logged, quoted and resolved without landing in your evening.
We assess the unit, check the RERA index and agree an asking rent and a cheque structure with you.
Photography and listing go live across the portals, and we contact tenants already registered with us.
Applicants are screened on income and references. We present the shortlist with our recommendation.
Cheques collected, contract signed, Ejari registered and keys handed over against a written inventory.
Send us the building, unit type and current condition and we will tell you what it should let for today, how long it is likely to take, and what a realistic cheque structure looks like.
The standard Dubai letting commission is 5% of the annual rent, charged once when a new tenancy is signed. Renewals with an existing tenant are charged at a reduced rate.
Fewer cheques mean stronger cash flow but a smaller pool of tenants. One to four cheques is normal; twelve is common at the lower end of the market. We will tell you what your unit type is realistically achieving.
Ejari is the Dubai Land Department’s tenancy registration system. It is mandatory, and it is what a tenant needs for utilities and visa applications. We register it as part of the service.
Only within the limits of the RERA rental increase calculator, and only with 90 days’ written notice before the contract ends. We check the permitted percentage and serve the notice on time.
Tell us about the unit and we will give you a realistic rent, a realistic timeline, and a plan to get it occupied.
